Certification
Property Certification
Apex Proeperty Services takes health and safety compliance very seriously and ensures that any property we are managing is compliant at all times. Compliance includes good maintenance of the property as well as certain types of certification. Certification includes the insurance, gas, electric, epc and where relevant smoke alarm and emergency lighting certification.
Building Insurance
All our properties are insured and we always endeavour to get the very best value for our landlords. We use several insurance brokers to try and find the best quote that covers our minimum requirements. This is also an annual certification.
Gas Certification
All properties that have a gas supply must have an annual gas safety check by a registered gas corgi engineer. This ensures the safety of householed appliances such as cookers and boilers. In addition there may be a need for a boiler service too. Further our gas engineer will carry out any boiler related repairs there may be from time to time including replacement of boilers.
Electric Certification
Though government has only recently had law passed that has made electric safety checks and certification mandatory after the 1st of July 2020 we have been ensuring the electrical safety of our properties for well over 10 years now as that was more safe and better practice. Unlike gas safety checks which are annual, electrical safety checks need to take place for either a minimum of three years or a longer term of five years depending on the nature of the works carried out.
Energy Performance Certificate
Ever since Global Warming had become an issue that the government had taken concrete steps to address by encouraging and creating energy efficient homes and buildings a system needed to be put into place to objectively calculate the efficiency of a property and that came in the form of an Energy Performance Certificate. More commonly known as an EPC and since its mandatory introduction by the government in 2012 we have had EPCs generated on all our properties. These certificates last for a 10 year term.
HMO Certfication (additonal)
In addition to all the above certification that will be mandatory for any property that is to be let out, for HMO compliance smoke alarm, emergency lighting, asbesots report certification is also needed.
Smoke Alarm and Emergency Lighting Certficates need to be renewed on an annual basis. The Asbestos Report does not need to be renewed this can last until there is any report of asbestos like material in the property or there is heavy refurbishment taking place such as breaking and building new walls.
